Here in Thailand, most villas are constructed of concrete and steel. They use a post and beam structure of reinforced concrete with brick and mortar walls. Pilings are set into the ground and tie into a substructure that supports the villa.

The structure of the villa will last far longer than the economic life of the individual components. This type of construction is strong but the main reason they use it here is because of the weather. The question of “useful life of a Villa” sometimes comes up in conversation.

Over time, due to wear and tear, those individual components beak down and need repairs or replacement. Knowing the age of a villa will give you an idea when they’ll likely need maintenance and replacements again.

Bottom Line?                                                                                               

A properly funded and maintained villa will have a life-span of 100+ years, or even more. A poorly maintained, neglected and mismanaged villa usually ends up going down sooner.

I can’t emphasize this enough for the useful life of a villa:

Concrete and poured block footings and foundations will last a lifetime, assuming they were properly built. Termite proofing of foundations will last about 12 years if the chemical barriers put in place during construction are left intact. Waterproofing with bituminous coating lasts 10 years, but if it cracks it is immediately damaged.
